A planning appeal has rejected Tesco's proposed supermarket on the Project Jennifer development site in north Liverpool, allowing Liverpool City Council and St Modwen to proceed with their mixed use development.
Tesco proposed an 8,457m² foodstore plus petrol station and market area but the Council and St Modwen argued this would prejudice comprehensive regeneration.
They want a 10,000m² Sainsbury's plus market, filling station, shops, 481 homes, health facilities and light industrial space.
"We have always believed that what is needed here is a scheme to regenerate the district rather than just a stand-alone store," said Council executive member for assets and development Peter Millea. "This decision will enable us to go ahead with a comprehensive regeneration scheme- something which the planning inspector has clearly recognised is what is required in north Liverpool."
The plan received planning consent in 2007 and the Council hopes to begin land assembly in the spring.
